POLICIES

The following are the Rules and Regulations of Alamo Fiesta RV Community. These rules are designed to provide a safe and clean environment for all residents.

For purpose of these rules and regulations, “Lessee” and “Tenant” shall mean all persons who are staying in the park under a valid lot application, with the Lessee to pay lot rent on the first of every month. “Landlord” shall mean the owner of the Park and/or authorized property manager of the park. A guest shall mean any person who is not under a lot agreement with the Landlord but who has been invited by the Lessee to visit the Park.

  1. A. Tenant’s tenancy is a Tenancy at Will for so long as rent is paid on time as required under the Lot Lease, subject to compliance with these rules and regulations of the Park. Upon violation of any covenant in any component of the Lot Lease by the Lessee, including without limitation, failure to pay rent for a period of 5 days after such rent is due, Landlord may, at its option, immediately terminate the Lot Lease. If such Lot Lease is terminated by Landlord, any advance rents and security deposits, if any, of Tenant will be forfeited to Landlord. Tenant agrees to provide the information needed for Park to do a background screening of all potential occupants. All rents are due on the 1st day of the month and become delinquent at the end of the 5th day. Past due rents shall incur a late charge of $75. There are no refunds or pro-rations rents if Tenant leaves earlier than their scheduled stay. Tenant shall provide 30 days’ notice to vacate.
    B. Tenant’s guests must register at office upon arrival the Park. If any Tenant has more than 2 adults per RV unit, there will be an additional charge to Tenant of $15 per day per person for each excess person, after a grace period of 7 days. Tenants are responsible for all actions and behavior of their guests.
  2. Sub-letting of any RV lot or renting of any RV unit by any Tenant is prohibited.
    A. Placing of “For Sale” sign in or around any Tenant RV unit is prohibited.
    B. If Tenant abandons a lot, the Lot Lease may be terminated at Landlord’s option and Landlord may exercise all rights upon termination of a Lot Lease.
  3. Landlord is not responsible for any loss or damage to Tenant RV or Tenant vehicles or any other property due to fire, windstorm, flood, accident or theft. The Park does not maintain insurance on the Tenant’s RV trailers, or its contents, or any property of the Lessee or their guests. It is highly recommended that tenants have their own property and liability insurance for their unit and possessions and each tenant should have a fire extinguisher at their RV. Any damage caused by falling branches or flying debris is not covered by Landlord.
  4. No guest travel trailers, campers, or camper trucks of any sort will be stored or parked for overnight use on a Tenant’s lot. Campers or toppers, and/or boats cannot be stored on lot.
  5. All motor vehicles must be parked in the tenant’s driveway only and not on roadways or yards or grass areas. Golf carts, trailers, tractors, etc. shall not be parked on the yards or grass areas. Large trucks are not allowed in park without management permission. Each lot is permitted a maximum of TWO vehicles. No repairing of cars, boats, motors, trailers or any similar disturbing activity on any lot shall be permitted. Inoperative and/or unregistered automobiles must be removed from the park. No automobile repair business shall be allowed in the park.
  6. Any clogged or disconnected sewer lines must be immediately reported to the office. Wastewater must not be discharged upon the ground. The cost of repair of stoppage of sewer lines or damage to utilities or damage to facilities or buildings caused by the Lessee, their dependents or guests will be charged to the Lessee. Tenant shall not discharge into the toilet drains any sanitary napkins or wipes, coffee grounds, oatmeal, leaves, grease or any other heavy items.
  7. Amenities may only be used by Tenants and their invited guests. Minor children of Tenant and Guests may use the amenities only under the supervision of an adult.
  8. All Tenants and their guests must observe the speed limit of 10 miles per hour within the Park. Persistent violations shall result in termination of Lease.
  9. Children under 12 shall not be permitted alone in any common or recreation areas of the Park unless supervised by a responsible adult or the owner of the RV unit they are visiting.
  10. No campfires are allowed in the park. Not allowed by the Fire Department.
  11. All Tenants must keep the grass area around their lot clean and free from grills, trash cans, containers, power cords, electrical wires, sewer pipes, rubbish, cigarette butts and all trash at all times. All of these items must be stored on the pad itself. Our landscaping crew mows around your pad and could damage any of these items. No storage of any kind is permitted around or under an RV unit.
  12. Motor bike riding is permitted only for entry and exit from the Park.
  13. The Lessee hereby agrees to respect the privacy and quiet of his neighbor. Lessee and Lessee’s guests shall fully comply with all statutes, ordinances, health, safety, motor vehicle and fire codes; and the Park Rules and Regulations and revisions and amendments thereto. Tenant shall not walk across the lot or yard of another tenant and should walk on the streets. Failure to so comply shall result in the termination of Lessee’s Lot Lease and removal of Lessee and Lessee’s property from the park.
  14. All pets and pet fencing must be pre-approved by Landlord. Tenants with pets must keep them on a leash when outside. Pets shall not be tethered and allowed to remain outside unattended. There are assigned areas for animals to be walked and they are not permitted on other Tenant’s lots or in other areas of the Park. Pet bathroom activity must be confined to pet areas & tenant’s own lot. Stools must be removed and disposed promptly and properly by pet owner in the potty bins or at their own lot. Constant loud barking dogs will not be allowed.
  15. All common recreational facilities, including clubhouse and pool are used at Tenant’s own risk. Landlord is not responsible or liable for personal injury or property damage to Tenant, his family or the tenant’s guests in these areas. All posted pool and clubhouse rules and regulations must be followed. Pool will open from 9:00 am to 9:00 pm during summer season and clubhouse will be open from 9:00 a.m. to 5:00 p.m. M-F, or such other hours as Landlord determines from time to time. No tenants or guests are allowed in the clubhouse with wet bathing suits. Diaper age children are not permitted in pool without proper swimmers over the diapers. There is NO LIFE GUARD at the pool at any time. No glass containers are permitted in the Pool area. No person under the age of 16 shall be permitted to use the pool unless accompanied by an adult guardian. No open alcoholic beverages are permitted in common area buildings or pool area. Any disturbances due to intoxication or illegal conduct in common areas shall result in termination of Lot Lease.
  16. Tenants shall properly weatherize their units and utility connections based upon the season of the year and the expected weather conditions. Tenants shall use proper hoses for water connections and proper plugs for electrical connections including surge protectors, depending upon the season. Tenant shall not force the water spigot handles during winter if frozen. Tenant shall keep their sewer line straight without loops for proper flow of sewage from their unit. Tenant shall turn off water to their unit if away for more than 24 hours. Any damage caused to utility line connections by tenant shall be charged to tenant.
  17. No awnings, carports, porches or other additions may be erected without Landlord permission. No tents or converted buses are permitted in the park. Tenant may not erect any fences, pet enclosures, sheds or drive rods, stakes or pipes into the ground. No window or outdoor air conditioners are permitted. No jungle gyms or playground equipment or structures shall be erected by tenant. Digging is NOT permitted without the written approval of Management as there are utility and electric lines all around the lot. Any damage caused by tenant digging or driving anything into the ground shall be charged to Tenant. When skirting your RV, fireproof material should be used and it should look aesthetically pleasing. No large antennas or satellite dishes may be erected without Landlord consent.
  18. Check out time is noon, 12 p.m.
  19. No alcoholic beverages permitted in common area buildings or recreational area which is used for general assembly without Landlord’s approval.
  20. No peddling, soliciting or commercial enterprise will be allowed in the Park. Tenant shall be allowed to conduct business within their own RV as long as there is no continuous traffic or noise disturbance to neighbors. No manufacturing or repair business of any kind shall be allowed.
  21. Landlord shall mow the grass area around the Tenant’s lot. Otherwise, Tenants are responsible for keeping their RV and the lot area, the driveways, and the street area in front of their lot clean and tidy and free of litter. All garbage must be wrapped and placed in the trash receptacles provided by the Park. Trash receptacles should not overflow. Household cooking greases and oils must be disposed of as garbage and not poured down drains. Disposal of hazardous waste, oil, fuel, etc. within the Park or in disposal containers provided by the Park is strictly prohibited. All persons needing to dispose of same must contact the necessary government authorities and make all necessary arrangements to dispose of. Do not overfill trash cans, or city may not pick up the trash.
  22. In the event of an untidy lawn or RV exterior even after notice to Tenant, Landlord reserves the right to have the area or RV cleaned and charge the tenant.
  23. Management office hours are from 9a-5p, M-F, and 9a-3p on Saturdays. Please respect manager’s privacy after office hours when he (she) is at home, unless there is an emergency. Management will attempt to deal with all issues on a timely basis and requests that are provided in writing. Verbal requests will not be responded to unless its an emergency. Email and handwritten work orders must be submitted to the front desk for consideration.
  24. Mail room is open during business hours. Please ensure to add your lot number to all mail. All junk mail will be discarded if not picked up in a timely fashion. Mail not picked up after 30 days will be discarded in the trash.
  25. Quiet time is from 10:00 pm to 8:00 am, every day.
  26. Laundry facilities are provided for your convenience. Clothesline are not permitted in the laundry room or on tenant’s lot. Tenants are requested to clean up after each usage of laundry machines and remove the lint from the dryers after use. Please report any inoperative machines to management promptly. Any vandalism or physical force with any of the machines shall result in termination of lease.
  27. Landlord generally allows RV units of age 10 years or newer, and reserves the right to reject or approve older units, or any RV unit which is not in good condition or compatible with other units in the Park.
  28. Any deviation of above rules must have prior approval of the Park Manager.
  29. No fighting or loud, obnoxious, drunken, threatening, or foul language, conduct, or acts shall be permitted in the Park. Lessees and Lessees’ guests agree and acknowledge that the peaceful enjoyment of the Park by Lessees is of utmost importance and that Landlord reserves the right to terminate the Lot Lease and remove any persons who threaten or disturb the peaceful enjoyment of other Park Lessees.
  30. Requests to move to another pad must be pre-approved by Management and are subject to availability. $100 administrative fee applies to switching spaces.
  31. Management reserves the right to access tenant lot and surrounding areas for inspection and maintenance.
  32. If a Tenant is on a lot lease with electricity included in the lot rent, then the maximum electric usage allowed in any one month shall not exceed $200. Any excess shall be charged back to the tenant.
  33. Management reserves the right to amend these rules and regulations at any time. The Park rules and regulations and any revision thereto shall be effective immediately upon proper posting and all Lessees shall immediately comply with the revised rules.

PET POLICY

The Alamo Fiesta welcomes pets, so long as the following rules are followed:

Alamo Fiesta RV & Resort is pet friendly and welcomes campers who travel with their pets. However, to insure all of our guests have a safe and enjoyable time, it is important that you read and abide by the following pet policy if you will have a pet with you.

    • Pets are welcome but their owners must be well behaved!! 
    • All dogs are required to be on a leash, under the control and visual observation of their owner at all times when outside your site.
    • NO PETS in the bathrooms, laundry, game room and the pool area.
    • Dogs are not to be walked by children 6 years and under unless accompanied by an adult.
    • All pet owners are required to pick up all pet droppings on and off their site, seal it in a plastic bag and dispose of it in a trash can. Not picking up after your pet will result in you being banned from the park.
    • Aggressive dogs of any breed are not welcome. If your dog shows behavior that is protective and unfriendly to strangers, please leave it home. If you decide to bring your dog and it exhibits this type of behavior the manager will ask you to find other accommodations.
    • Allowing your pet to bark uncontrollably day or night will not be permitted and you may be asked to leave if you are not able to control your pets barking behavior.
    • Service dogs of any breed are welcome. However, these animals must follow the leash policies and may not exhibit aggressive behavior. 
    • Pets must not be left outside unattended by their owners at any time. Dog kennels or crates are not permitted to be used outside the site. Dogs must be inside your RV at night. 
    • Pet’s 20 lb. or less are permitted in our Cabins with a $10.00 fee daily. Limit to 1 dog. Damages to the inside or outside the Cabin, and flea treatment will be charged to your credit card.
    • We have a fenced in Pet Park located in the shade directly to the left of the front office. Doggie trash bags and trash can are there for your needs in picking up after your dog. There are doggie stations throughout the park.
    • Pets must keep their owners on the other end of a leash at all times when outside the rig, including your site, but may play off the leash with other doggies while inside the fenced pet run.
    • Owners must clean up their pet’s “potties”.  Refer to park map for location of pet run areas and pet waste bins. Please do not take your pet for a walk without a “clean-up” bag in hand.
    • Do not tie pets outside your RV unless you are at the site, or for unreasonable periods of time.
    • Pets must not interfere with the peace and quiet of other guests at the park.
    • We take all of the above rules very seriously.
    • No more than 3 pets per rig.
    • No Dog fencing in grass areas.
    • When walking your pet make sure that your pet does not go on any sites to do the restroom. If so, you must pick up after your pet immediately. If not, you will be banned from the property without a refund.
    • Please keep in mind that it is very difficult for our staff to mow the lawn if there is poop everywhere. Please be courteous of your neighbors and the park.
    • We have cameras around the park and someone will report you so make sure you follow our rules.
    • Do not wash any pet items in our laundry facilities. 
    • Do not wash your pets in community showers.

Vehicle Rules

The following rules are designed to accommodate residents’ needs for vehicles, yet maintain order at the park.

Management understands that residents have multiple vehicles of multiple kinds.

We have to keep in mind the following:

Free flow of traffic of cars and people cannot be restricted at any time, nothing can be blocking anything else. 

Safety is paramount

Certain vehicles are too heavy or bulky and damage our streets

We have to respect each other’s space, including their sides and front

 

The following are the rules:

No overnight parking of any kind is allowed in the clubhouse parking spots.

No parking or usage is allowed on any vacant pad.  These have to be available at a moment’s notice for a new resident

No parking is allowed on any grass anywhere in the park.  This damages the grass.  Green grass looks nice.

Only two vehicles are allowed per pad

Commercial vehicles of most kinds are not allowed, including trailers

A third vehicle is allowed if that pad area is large enough to accommodate the third vehicle of the type desired.  There are a limited number of such spaces in the park.  Boats are considered a vehicle, as are other small types of variations.

All of your vehicles, whether one or two or three shall be parked within the confines of your space at all times.

Management is very reasonable and shall have complete discretion to decide which space is large enough to accommodate a third vehicle, and which type of vehicle falls into the variation category.

If you are in a space and your vehicle needs expand, please ask front office to move you to a larger space. Moves will be accommodated at the end of the month and will incur a $100 processing fee.

We hope and request that all of you will follow these rules, which are designed for your safety and comfort on an equal basis.
